Loveland is a town that pays attention to how things look.

You do not end up with the sculpture collection this town has, or the foundries, or a downtown that got rebuilt on the strength of its arts district, unless the people living here care about color and form more than average. We have noticed it on estimates. Loveland homeowners ask better questions about color than anywhere else we work, and they take longer to decide, because they are actually thinking about it.

So that is how we work here. We are in Longmont, about half an hour south, and Loveland has been part of our service area since early on.

See It Before We Paint It

The worst moment in an exterior repaint is standing in the driveway on day three realizing the body color is wrong.

Color chips lie. A two-inch chip under fluorescent light in a store tells you almost nothing about how that color reads across 2,400 square feet of siding in Colorado sun, next to your stone, under your roof.

So we render it. We produce mockups of your actual house in your actual colors, with the placement worked out element by element: body, trim, fascia, soffit, shutters, front door, garage doors, and gutters and downspouts treated separately rather than lumped together. Stone and brick stay exactly as they are, because the point is to show you your house, not a generic rendering that flatters everything.

You look at two or three schemes side by side, on your own home, before anyone opens a can.

Canyon Wind and Foothills Exposure

West Loveland sits at the mouth of the Big Thompson Canyon, and that changes the exposure meaningfully. Downslope wind coming out of a canyon is faster and more concentrated than the same weather event out on the plains. Homes in Mariana Butte and the western neighborhoods take the brunt of it.

Add high-altitude UV across roughly 300 sunny days a year, hail season, and February days that swing forty degrees between sunrise and afternoon, and the failure pattern is predictable. Every temperature cycle makes siding and trim expand and contract. Caulk that was not rated for that movement splits at the joint, water gets behind it, and rot starts underneath the paint where nobody sees it until a board goes soft.

West-facing elevations in Loveland age faster than anything else on the house. We scope them that way.

Our approach is not a secret product. Sherwin-Williams as the standard line, elastomeric caulk at the joints that actually move, correct spread rates instead of a thin coat that looks good on day one, and prep that takes as long as it takes.

Where We Work in Loveland

Old Town and the blocks around Fourth Street. Bungalows and early century homes with wood lap siding, real trim profiles, and original windows. Nearly all of it predates 1978, so lead paint protocol applies. We are EPA Lead-Safe certified and we follow containment and disposal as written.

Lake Loveland. Premium property with water exposure on one side and a lot of attention on how the house presents. Lake-facing elevations take harder moisture cycling and more reflected UV, and they should be scoped separately rather than treated like the other three sides.

Mariana Butte and the west side. Foothills-adjacent, canyon wind, and a lot of stucco and mixed substrate. This is where color choice matters most, because these houses sit against a landscape rather than against other houses.

Boise Village, Sunnyside, Silver Glen, and the established mid-century neighborhoods. Ranches heavy on brick and wood combinations. If you like the house but not the brick color, limewash is worth a conversation before you do anything permanent. Painted brick is effectively a one-way decision.

Centerra, The Lakes, Kendall Brook, Alford Meadows, and Thompson River Ranch. Newer construction in fiber cement and stucco, with HOA color submittals on most of it. We prepare those packages as part of the job.

Acreage and outbuildings west and north of town. Barns, shops, and detached garages included.

HOA Color Approval

Most of Loveland's newer developments run architectural review with an approved palette. We prepare the submittal for you: manufacturer, color names and codes, and placement by architectural element. The renderings we produce during color selection usually double as the visual documentation committees want to see, which tends to speed approval considerably.

FAQ'S

Can I see what the colors will look like on my house first? Yes. We produce renderings of your actual home in your actual color scheme, with placement worked out element by element and your stone or brick left as it is. Most people look at two or three options before deciding.

How do I pick exterior colors that work with my stone? Start from the stone, not the paint. Stone and brick are fixed, so the body and trim colors have to answer to them rather than the other way around. Seeing it rendered removes most of the guesswork, which is why we do that before quoting the final scheme.

Should I paint my brick? Think carefully. Painting brick is effectively permanent, and a film-forming coating can trap moisture in masonry. Limewash is breathable and ages differently. For mid-century Loveland ranches it is usually the better answer, and we will walk you through both.

Do I need HOA approval to paint in Loveland? In Centerra, The Lakes, Alford Meadows, Thompson River Ranch, and most newer developments, yes. We prepare the color submittal package as part of the project, and the renderings usually serve as the visual documentation committees want.

Why does the west side of my house look worse than the rest? Afternoon sun plus canyon wind coming out of the Big Thompson. West and south elevations in Loveland take significantly more punishment than north and east, and they should be scoped accordingly.
