Boulder is the hardest market on the Front Range to paint correctly, and it has nothing to do with the houses.
It is the rules, the sun, and the fact that Boulder homeowners ask harder questions than anyone else we work for. We have been painting here for years out of our Longmont shop, twenty minutes up the Diagonal, and after twenty-seven years in this trade I can tell you Boulder is where the shortcuts show up fastest.
If your home is in Mapleton Hill, Whittier, Chamberlin, University Place, or Floral Park, you are inside a city-designated historic district. Exterior work in those districts runs through the City of Boulder's landmark review process, and depending on what you are changing, that can mean a Landmark Alteration Certificate before anyone touches the house.
Most painters find this out the hard way, usually after a neighbor calls it in.
We work the process instead of around it. We will tell you upfront whether your project is likely to need review, help you document the existing conditions, and put together a color submittal with manufacturer names, codes, and placement by architectural element. If your application needs supporting detail, we provide it.
These are also the homes where the actual painting is hardest. Mapleton Hill and Whittier housing stock largely predates 1920. That means wood lap siding, deep and often decorative trim profiles, original single-pane windows with glazing putty that has not been touched in decades, and lead paint on nearly every surface. We are EPA Lead-Safe certified and we follow containment and disposal protocol as written, not as convenient.
Boulder sits several hundred feet higher than Longmont, pressed right against the base of the Flatirons. Two things follow from that.
UV load. Thinner air means more ultraviolet exposure, and Boulder gets it across roughly 300 sunny days a year. UV is what fades deep colors and chalks flat finishes. South and west elevations take the worst of it, which is why a Boulder house can look perfect from the street and be failing on the side nobody sees.
Downslope wind. Boulder takes chinook and downslope events that towns further out on the plains simply do not. Wind drives moisture into every opening it can find and blasts the coating film off exposed corners and edges.
Add February days that swing forty degrees between sunrise and afternoon, and you get the failure mode we see constantly: caulk that was not rated for that much movement splits at the joint, water gets behind it, and the rot starts underneath the paint where it stays invisible until a board goes soft.
Our answer is not a miracle product. It is Sherwin-Williams as the standard line, elastomeric caulk at the joints that actually move, correct spread rates instead of a thin coat that looks good on day one, and prep that takes as long as it takes.
Boulder customers ask about this more than any other market we serve, and it is a fair question. We carry zero-VOC and low-VOC Sherwin-Williams lines and we will walk you through the tradeoffs honestly, including where a low-VOC product performs identically and where it does not. If you have someone in the house with sensitivities, tell us during the estimate and we will build the scope around it.
Mapleton Hill and Whittier. Pre-1920 wood, historic review, lead protocol, and trim detail that takes real time to do right.
University Hill. Mostly rental property, and rental owners have a completely different problem than homeowners: turnover windows, high-traffic interiors, and the need for a scrubbable finish that survives a year of tenants. We schedule Hill properties around lease turnover and we price multi-unit work as a package.
Newlands, North Boulder, and Wonderland Lake. A mix of mid-century and newer infill, with a lot of custom color work and a lot of stucco.
Table Mesa, Martin Acres, Frasier Meadows, and Shanahan Ridge. Mid-century ranches, heavy on brick and wood combinations. If you like the house but not the brick color, limewash is worth a conversation before you consider anything permanent.
Gunbarrel and the northeast corner. Newer construction, fiber cement and stucco, and HOA color submittals on most of it. We prepare those packages as part of the job.
Walls, ceilings, trim, doors, and cabinet refinishing. You get a written scope naming every surface and every finish before we start, so nobody is arguing later about whether the closets were included. We mask and protect like you still live there, because you do.
Wash, scrape and sand to sound substrate, spot prime, caulk what moves, replace what is rotten, then coat. We schedule around Colorado weather rather than pretending it will cooperate, and we will tell you honestly when we are too close to the temperature window to do the job right.

Do I need city approval to paint my house in Boulder? Correctly prepped and coated, a Boulder exterior should still hold 8 to 12 years. Most early failures trace back to skipped prep or a thin single coat.
