Erie is the only town we serve that is split between two counties, and that turns out to matter more than it sounds like it should.
Half of Erie sits in Boulder County and half sits in Weld County. Which means when you go looking for a painter, you get Boulder companies who price like Boulder companies, and you get Weld County crews driving in from Greeley who have never seen your subdivision. We are in Longmont, about twenty minutes up the road, and we work both sides of that line the same way.
Erie is built on metro districts. Erie Highlands, Colliers Hill, Wyndham Hill, Vista Ridge, Flatiron Meadows, and most everything built in the last twenty years runs an architectural review process with an approved color palette, and a lot of homeowners find that out after they have already fallen in love with a color.
This is the single most common reason an Erie paint project stalls, and it is completely avoidable.
We prepare the submittal package as part of the job: manufacturer, color names and codes, placement by architectural element, and the photos or elevation drawings your committee expects to see. We have taken color requests through review and had them approved. If your board pushes back, we help you answer them rather than telling you to sort it out yourself.
Erie went from a small town to one of the fastest-growing communities in Colorado, and nearly all of that construction happened after 2000. Two different groups of homeowners come out of that.
Homes built 2000 to 2010. Vista Ridge, Erie Commons, Arapahoe Ridge, and the earlier phases. These are on their second repaint now, and the question is no longer color. It is whether the hardboard and cedar siding is still sound. At twenty years, prep is the entire job. Anything soft gets replaced before it gets coated, or you are paying to paint rot.
Homes built 2015 and later. Erie Highlands, Colliers Hill, and the newer phases. These are hitting the seven to ten year mark, which is exactly when builder-grade paint gives out. Production builders apply one thin coat of a low-solids product over factory prime. It looks perfect at closing and it was never built to last. If your south and west elevations look tired while the north side still looks fine, that is not your imagination.
The repaint is where the house finally gets protected. Full washdown, real prep, two coats of Sherwin-Williams at correct spread rates, and elastomeric caulk at the joints that actually move.
Erie sits out on open high plains with nothing between it and the wind. No foothills, no tree cover, no shelter. Combine that with high-altitude UV across roughly 300 sunny days a year, hail season, and February days that swing forty degrees between sunrise and afternoon, and you have a coating environment that finds every shortcut.
Wind is what makes Erie different from Boulder or Longmont. It drives moisture into any opening it can find, strips the film off exposed corners and edges, and carries grit that scours south and west elevations. It also makes spray days a judgment call. We will tell you honestly when conditions are wrong to spray rather than putting a compromised finish on your house to stay on schedule.
Erie Highlands, Colliers Hill, and Wyndham Hill. Newer fiber cement and LP SmartSide with stucco accents. Metro district approval on essentially all of it, and builder-grade repaints coming due.
Vista Ridge, Erie Commons, and Arapahoe Ridge. The 2000s builds, now at the age where siding condition decides whether the job lasts five years or twelve.
Flatiron Meadows, Canyon Creek, Morgan Hill, and Kenosha Farm. Mixed ages and a lot of custom color work.
Erie Village. Solar-oriented, tighter lots, distinctive architecture, and a community that pays attention to how things look.
Old Town Erie. The original coal mining town, founded in 1874, with housing stock to match along Briggs Street and the surrounding blocks. Wood siding, older trim, and almost all of it pre-1978, which means lead paint protocol applies. We are EPA Lead-Safe certified and we follow it as written.
Acreage and airpark properties east of town. Outbuildings, hangars, barns, and detached garages included. We have the equipment for tall and awkward.
Walls, ceilings, trim, doors, and cabinet refinishing. You get a written scope naming every surface and every finish before we start, so nobody is arguing later about whether the closets were included.
We also do a lot of pre-move-in work in Erie, and it is the easiest painting there is: empty house, no furniture to move, no family living around the work. If you are closing on a home here, the window between closing and move-in is the cheapest and fastest time you will ever paint it. Tell us your dates and we will build the schedule around them.
Wash, scrape and sand to sound substrate, spot prime, caulk what moves, replace what is rotten, then coat. We schedule around Colorado weather instead of pretending it will cooperate.
Call (720) 464-0592 or request an estimate online. We will walk the house with you, show you what we see, and give you a number that does not move.
Do I need HOA approval to paint my house in Erie? Almost certainly. Erie Highlands, Colliers Hill, Wyndham Hill, Vista Ridge, Flatiron Meadows, and most subdivisions built in the last twenty years run architectural review with approved color palettes. We prepare the submittal package as part of the project.
Can you paint before I move in? Yes, and it is the best time to do it. An empty house means no furniture to move, no working around your family, and a faster schedule. If you are closing on a home in Erie, give us your dates and we will work backward from your move-in.
My house is only eight years old. Why does it need paint already? Production builders apply one thin coat of low-solids, builder-grade product. It is priced to pass a final walkthrough, not to last fifteen years. In Erie's wind and UV exposure, seven to ten years is a normal life for that original coating, and the south and west elevations go first.
Does it matter that Erie is split between Boulder County and Weld County? Not for us. We serve both sides. It matters for your HOA or metro district rules, which are set by your community rather than by the county, and we handle those either way.
When is the best time of year to paint an exterior in Erie? Late April through October. Most exterior products need surface temperatures above 50 degrees with overnight lows that stay there. Given Erie's wind, we also watch conditions day to day, because a windy day is a bad spray day regardless of the temperature.
From surface preparation to product selection and application, We offer a warranty for up to 12 years.

Ace of Diamonds was great! They asked a reasonable price for painting our home and did a fantastic job. They showed up when they said they would and completed the job on schedule. Their crew was professional, efficient and polite. I would...
